Is your flat roof letting you down?
Flat roofs fail quietly, because nobody looks at them. These are the signs it needs attention.
Puddles that never dry
Standing water slowly works its way through, especially on felt.
Bubbles and blisters
Trapped air and moisture lift the surface and weaken it.
Cracks or splits
Old felt goes brittle after years of hot summers and cold winters.
Edges or joints lifting
Wind gets under a loose edge and the damage spreads fast.
A stain on the ceiling below
Often in the kitchen extension, the room you least want a leak in.
Moss and plants growing
Roots and trapped moisture shorten the life of the roof.
A good flat roof isn't really flat.
Flat roofs got a bad name from the old felt of the 1970s and 80s, which cracked and bubbled after a few years. Today's materials are completely different, and a well-fitted flat roof lasts for decades.
The secret is that a good flat roof has a gentle slope, called a fall, so rain runs off into the gutter instead of sitting on top. Getting the fall right matters as much as the material.
Most of the flat roofs we fit across Bedford, Milton Keynes, Dunstable and Leighton Buzzard are over kitchen extensions, garages and dormers. Where there's a room underneath, we recommend a system that will last, because a leak there costs far more than the roof.
We strip back to the deck, replace any rotten boards, add insulation where it's needed, then lay the new waterproof layer and fit new edge trims.
Where flat roofs usually fail
- Joints and seamsWhere sheets of felt overlap.
- Low spotsWhere water collects and sits.
- Edges and trimsWhere wind can get underneath.
- UpstandsWhere the roof meets a wall.
- OutletsWhere water drains into the gutter.
What changes with a new flat roof
A simple drawing of a tired felt roof seen from above, and the same roof replaced with rubber.
- 1. Standing water that never drains away
- 2. Blisters and cracks in the old felt
- 3. A joint lifting at the edge
- 1. A proper fall, so rain runs to the gutter
- 2. One seamless sheet with no joints to fail
- 3. New edge trims, fixed securely
These are illustrations, not photos of a real job. Every roof is different, and we'll show you photos of your own roof from the drone survey.

Frequently asked questions
Which flat roof system is best?
For most extensions and garages, we recommend EPDM rubber. GRP suits balconies and awkward shapes, and felt suits garages and tight budgets. We'll recommend the right one for your roof.
Can you repair my flat roof, or does it need replacing?
Small splits, blisters and lifting edges can often be repaired. If the roof is old, holding water in several places or leaking again and again, replacing it is usually better value.
How long does a new flat roof take?
Most garage and extension roofs take a short time, depending on size and the weather. GRP needs dry weather to set properly. Your written quote includes a timescale.
Can you fit a flat roof in winter?
EPDM can be fitted in most weather. GRP needs a dry spell, so we plan it around the forecast.
Can I walk on my flat roof?
GRP is made to be walked on, so it's ideal for balconies. EPDM is fine for occasional maintenance, but isn't meant for regular foot traffic.
Is my flat roof guaranteed?
Yes. Our workmanship is guaranteed, and the materials come with the manufacturer's warranty.
