Signs to look out for

Does your roof need repairing?

If you've noticed any of these, it's worth getting your roof looked at before the next spell of bad weather.

A damp patch on the ceiling

Water is getting in somewhere above it, even if it's only after heavy rain.

Daylight in the loft

If you can see light, wind and rain can get in too.

Slipped, cracked or missing tiles

Often easy to spot from the garden or the street after a windy night.

Loose ridge tiles

The tiles along the top of the roof rely on mortar that cracks with age.

Damp around the chimney

Usually a sign the lead flashing round the chimney has worn or lifted.

Bits of tile or mortar in the gutter

Small pieces falling off now usually mean bigger pieces later.

How roof repairs work

Fix the cause, not just the stain.

Water rarely comes in where you see the damp patch. It runs along the roof timbers before it drips, so a stain in a bedroom can start a metre or two away.

That's why we start by finding where the water is really getting in. We look at the roof from the drone and up close, and check the loft where we can. Then we explain what we've found, in plain English.

Most leaks we see in Bedford, Luton, Milton Keynes and Leighton Buzzard come from the same few places. After a storm, it's usually tiles and ridges. On older houses, it's often the chimney and the lead around it.

A good repair matches what's already on your roof, so it looks right and lasts. Done properly, a repair can add years to a roof and save you the cost of a new one.

Where leaks usually start

  1. Slipped or broken tilesWind lifts them, and rain gets in through the gap.
  2. Ridge tiles along the topThe mortar holding them cracks over time.
  3. Lead flashingAround chimneys, walls and skylights.
  4. ValleysWhere two roof slopes meet and water runs off.
  5. Blocked guttersWater backs up under the bottom row of tiles.

Honest advice

Repair it, or replace it?

We'll always tell you which makes sense for your roof. If a repair will do the job, that's what we'll recommend.

A repair is usually right if
  • The damage is in one area of the roof
  • It started after a storm or one bad spell of weather
  • Most of the tiles and timbers are still sound
  • It's the first problem you've had in years
A new roof may make more sense if
  • Leaks keep coming back in different places
  • Lots of tiles are cracked, slipping or crumbling
  • The roof line has started to sag
  • You've paid for several repairs in the last few years

Frequently asked questions

Can you come out in an emergency?

Yes. We answer calls 24 hours a day, 7 days a week. If water is coming in, we'll make the roof safe and watertight first, then come back to repair it properly.

How do you find where a leak is coming from?

We look at the whole roof with our drone, then check the problem area up close and in the loft where we can. Water often travels before it drips, so we trace it back to where it gets in.

Do you need scaffolding for a repair?

Not always. Many repairs can be done safely without it. If your roof does need scaffolding, we'll tell you and include it in your written quote.

Can you match my existing tiles?

We match your tiles or slates as closely as we can, so the repair blends in with the rest of the roof.

Will my insurance cover storm damage?

Many home insurance policies cover storm damage, so check your policy. Our drone photos and written quote can help with your claim.

How long does a roof repair take?

Many small repairs take a day or less. Your written quote tells you how long your repair will take before we start.

Is the repair guaranteed?

Yes, all our workmanship is guaranteed.
