Planning ahead? Booking a new roof before it fails usually means a better price and better weather.
Is it time for a new roof?
Every roof wears out eventually. These are the signs that repairs are no longer the best use of your money.
Leaks keep coming back
One gets fixed, then another appears somewhere else.
The repair bills are adding up
Paying for a fix every winter soon costs more than it should.
The roof line has started to sag
A dip along the top usually means tired timbers or battens underneath.
Tiles crumbling all over
Flaking, cracked or slipping tiles across the whole roof, not just one spot.
Damp in the loft
Wet patches, torn felt or daylight showing through in several places.
Selling, extending or converting
A new roof can be the right move before a loft conversion or a sale.
What really keeps your home dry.
Most people think a roof is all about the tiles. In fact, the layers underneath do most of the work of keeping water out.
We take the old roof off down to the timbers: tiles, battens and felt. We check every timber, and replace anything that's rotten or weak before we build back up.
Then a new breathable membrane goes on, with new treated battens, and finally your new tiles or slates. Ridges and verges are fixed mechanically, so there's no mortar to crack and fall out in a few years' time.
Whether it's a terrace in Luton, a semi in Bedford or a detached house near Leighton Buzzard, the job is planned around your home, the weather and building regulations.
The layers of your new roof
- Roof timbersChecked, and repaired or replaced where needed.
- Breathable membraneKeeps water out and lets moisture escape.
- Treated battensThe frame your tiles are fixed to.
- Tiles or slateConcrete, clay or natural slate, your choice.
- Ridge and vergeDry-fixed along the top and edges. No mortar to crumble.
What changes with a new roof
A simple drawing of a typical tired roof, and the same house once it's been re-roofed.
- 1. The roof line sags in the middle
- 2. Moss and cracked, worn-out tiles
- 3. Mismatched patches from old repairs
- 1. Timbers fixed, so the roof line is straight again
- 2. New membrane, battens and tiles
- 3. One clean, matching finish with a dry-fixed ridge
These are illustrations, not photos of a real job. Every roof is different, and we'll show you photos of your own roof from the drone survey.

Not always. We repair far more roofs than we replace, and we'll tell you if a repair will do the job.

- It started after a storm or one bad spell of weather
- Most of the tiles and timbers are still sound
- It's the first problem you've had in years
- Leaks keep coming back in different places
- Lots of tiles are cracked, slipping or crumbling
- The roof line has started to sag
- You've paid for several repairs in the last few years

Frequently asked questions
How long does a new roof take?
It depends on the size and shape of the roof, and the weather. Your written quote includes a timescale before we start.
Can I stay at home while the work is done?
Yes. Most people carry on living at home while their roof is replaced.
Do I need planning permission?
Replacing a roof like for like usually doesn't need planning permission, but listed buildings and conservation areas can be different. Building regulations do apply, and we make sure the work meets them.
What if you find rotten timber?
Some things only show up once the tiles come off. That's why we agree prices for timber repairs in writing before we start, so there are no surprises.
Can you improve my insulation at the same time?
Yes. While the roof is open is the cheapest time to do it, and building regulations may require it anyway.
Is a new roof guaranteed?
Yes. Our workmanship is guaranteed, and the materials come with the manufacturer's warranty.
